MINNEAPOLIS, July 8, 2026—Redline Property Partners, a leading real estate investment, development and management firm, announced today that it has acquired The 15 Building, a beloved boutique office building in the heart of downtown Minneapolis at 15 South 5th Street. The 12-story, 131,460-square-foot building is adjacent to Redline’s Andrus office building, which the firm is currently renovating.
Built in 1916 and known for its Art Deco design elements and iconic Bob Dylan mural, The 15 Building is strategically located in the city’s central business district at the convergence of the fast-growing North Loop and the Gateway District. Previous owners thoughtfully renovated the building in 2018 with beautifully finished and furnished spec suites, a large bike room with shower facilities and a tenant lounge/conference center on the second level.
Now renamed “Studio 15” the building offers tenants accessibility and walkability with its skyway connection and transit-oriented location in the heart of downtown. Studio 15 provides direct access to multiple adjacent easy parking options, major highways and public transportation options, including the Nicollet Mail light rail station, which is just a 2-minute walk. The building also boasts multiple neighborhood green spaces.
Redline intends to continue prior ownership’s amenitization and furnished spec suite program, while also investing heavily to improve building systems.
The property’s leasing team includes Ann Rinde, Elle Westphal and Joe Conzemius of CBRE.
“In a market where tenants are prioritizing experience and authenticity, Studio 15 delivers on all fronts—amplified amenities, thoughtfully designed creative suites and immediate access to the best of downtown. It’s the kind of building that helps companies attract and retain talent by offering a workplace people actually want to come to,” said Rinde.
